On the state services portal, to protect real estate from fraudulent transactions, you can post a special note in the USRN that real estate transactions can only be carried out in the presence of the owner.
So, earlier, in order to make a special mark in the USRN, it was necessary to write an application to the MFC or fill out a special form in the Rosreestr. Now it can be done in state services — prohibit any registration actions with an apartment or house if the owner is not present at the transaction. Fraudsters can illegally transact ownerless real estate, for example by using a fake power of attorney.
To submit an application, you need a verified State Services account and the «Goskey» application with an enhanced qualified electronic signature (UKEP). It is issued for free directly in the application, for this you need a new passport and a phone with an NFC module.
The data will appear in the USRN within 5 business days, and a notification of entry will be sent to your personal account. In the same way, such a ban may be lifted if it was established earlier.
